Q. What if I don’t know the Block and Lot of the property where I worked?
A. We will utilize our computer system to attempt to locate the block and lot for you!

Q. What if eight months have passed and I did not file a Notice of Mechanic’s Lien for work on a commercial project?
A. Sorry, but you’re now unable to file a mechanic’s lien. It is critical that you file timely!

Q. What if four months have passed and I did not file a Notice of Mechanic’s Lien for work on a single family home?
A. Sorry, but you’re now unable to file a mechanic’s lien. It is critical that you file timely!

Q. The contractor promised to pay us within one month, but there are only three weeks left to file a timely lien, what do we do?
A. File your Notice of Mechanic’s Lien. You can always remove the mechanic’s lien if you are paid, but if you’re not paid and you missed the deadline, you will lose the opportunity to file the mechanic’s lien.

Q. Should I file a lien for more money than is really owed?
A. NO! If you exaggerate the lien amount, you can be held liable for the exaggerated amount!

Q. If I file a Mechanic’s Lien, am I guaranteed to get paid?
A. Unfortunately, NO! You would get paid monies still owed from the Owner to the Contractor. If the contractor was paid all of the monies owed by the Owner to the Contractor, it’s possible that you cannot be paid. However, unless you file a Mechanic’s Lien within the required time frame, you cannot protect your rights.

Q. Is there an additional fee for expediting?
A. Yes, there is an additional fee to process within 24 hours.

Q. How do I remove a lien?
A. A lien can be removed for $250 ($350 plus filing fees in Nassau and Suffolk Counties) and by emailing us a request form and we will have the lien removed.
